High Polish or Grind & Seal — Which Does Your Floor Need?

These two finishes solve different problems, and picking the right one saves money.

A true high polish runs the concrete through a series of progressively finer diamond passes, then a hardening treatment that soaks in and reacts with the surface. The concrete itself becomes the finished, wear-resistant surface — there’s no topcoat to peel or wear through over time. That makes it the right call for showrooms, retail floors, and any space with heavy, constant foot traffic that needs to look sharp for years.

Grind & seal is a faster, more budget-friendly path. We grind the slab smooth and apply a protective sealer over it, rather than carrying the grind through the full polishing sequence. It won’t have quite the same shine as a true polish, but it holds up well and costs less to install — a good fit for warehouses, garages, and basements where durability matters more than showroom looks.

Grinding Prep for Other Contractors

We also grind for general contractors and flooring companies who need a slab ready for their own finish. If the existing surface has old epoxy, mastic, glue, or paint on it, we strip that off and level the slab so your material bonds the way it’s supposed to. A properly ground and prepped substrate is the difference between a coating that lasts and one that fails early.

Dust Control and What to Expect on Job Day

Grinding concrete produces fine dust, and we take dust control seriously on every job. We use modern grinding equipment with dust extraction built into the process, which is standard practice in the industry today and keeps the work site and surrounding area cleaner.

A typical job starts with an assessment of the slab for cracks, pitting, or old coatings that need attention before grinding begins. Damaged areas get repaired first. From there we grind to the finish you’ve chosen — full polish, grind & seal, or a prep pass for someone else’s coating.

Polished Concrete or Epoxy? We Do Both

Polished concrete and epoxy solve the same basic problem in different ways. Polished concrete becomes the wear surface itself and generally needs only occasional resealing over a long service life. Epoxy is a coating applied over the slab — it can bring in color and pattern options polished concrete doesn’t offer, but coatings eventually need to be recoated as they wear.
